Lintel replacement and structural steel repair

Lintels are located at the top of the window and door opening and they support the weight of the wall above the opening. Lintels and structural steel corrode over time. When steel corrodes it expands. This expansion may cause the wall to crack and or bulge out. Replacing the lintels before they are severely corroded can save money in the long run.

Rebuild parapet walls and repairs

Parapet walls are the most exposed section of the building to weathering. Voids in the copings and mortar joints can let moisture penetrate into the wall. During the winter season this moisture freezes and expands causing damage to the parapet walls. If neglected for a long period of time, the parapet walls lose structural integrity. It may be necessary to remove and rebuild the parapet walls.

Flashings

It is a flexible membrane (pvc) or a hard, rigid material like copper, aluminum or lead installed in masonry walls to divert any moisture that may enter the inside of the wall. It is needed to draw moisture out of the wall so that the moisture does not damage the interior of the building or corrode the steel lintels located above each window and door opening.

Caulking and chemical sealing

Over time the caulking around windows and on expansion joint loses its integrity. It can dry out causing cracks and separate from the void that it is sealing. Chemical sealers are used on porous stones and cmu block. It may be necessary to reapply a sealer to an existing sealed wall.

Wall modifications

Wall modifications range from extending the length and height of a wall to creating an opening for new windows and doors in a wall or bricking up an existing opening in the wall that is no longer needed.
